What Drives Your Price Up or Down
Your building size is the first thing we look at. A small office suite with two rooftop units costs less to cover. A multi-tenant building running six or eight will cost more. More square footage usually means more equipment, and more equipment means more time on site.
The number of systems matters as much as square footage, sometimes even more. A restaurant might have a rooftop unit, a walk-in cooler, an ice machine, and a kitchen exhaust hood. That’s four separate systems that all need attention. A warehouse with one big HVAC system and basic electrical is a simpler job, even if the building is bigger.
How often you want us out there changes the price too. Some businesses want quarterly checks on their rooftop units and refrigeration. Others want monthly visits because equipment downtime costs them real money. (A restaurant losing a walk-in cooler on a Friday night is a different problem than an office losing a thermostat setting.) More frequent visits cost more, but they catch small issues before they become an emergency call.

What’s Included and What’s Not
Our one-stop commercial service is a custom quote. We can’t post a flat number on a page. Your building isn’t the same as the one down the street, after all. We look at your square footage, how many HVAC and refrigeration systems you run, and how often you need us on site. We also consider which trades you need covered: HVAC, plumbing, electrical, or refrigeration. Then we build a scope and a price around that.
What is included in the agreement is coordinated multi-trade service under one accountable vendor. You call one number. Xtreme Air Services handles the rooftop unit, the walk-in cooler, the electrical panel, and the plumbing backing up in the break room. You don’t have to juggle three or four different contractors. And you won’t get three or four different invoices.
What’s not included is anything outside the agreed scope. If a repair comes up that wasn’t part of the original plan, we price that piece separately. We don’t fold it into the bundle. Larger installs also get quoted on their own. This includes a new rooftop unit, a walk-in freezer replacement, or a boiler upgrade. That way, you’re never paying bundle rates for a job that’s really a standalone project.
If you need a one-off service call outside the bundle, that runs $26 to $99 as a service-call fee. We credit it toward the repair if you move forward with us. For qualifying installs and larger jobs, financing is available on approved credit. This matters when a compressor or an RTU decision can’t wait for next quarter’s budget.

What the Service-Call Fee Covers
Our service-call fee is $26 to $99, depending on the visit. This covers a licensed technician driving out to your building. They will inspect the equipment in question. And they will find the actual cause of the problem. That’s true whether it’s a rooftop unit, a walk-in cooler, a commercial water heater, or a piece of your electrical system. You’re not paying for a guess. You’re paying for a trained tech to look at the equipment in person and tell you what’s going on.

Once the tech has looked things over, you get a written, flat-rate quote. This happens before any repair work starts. There’s no hourly meter running once work begins. And no surprise line items added after the fact. The service-call fee gets a real person to your property and gives you that quote. It’s not a deposit on work you haven’t approved yet.

Financing for Larger Equipment and Installs
A commercial service agreement covers your day-to-day HVAC, refrigeration, plumbing, and electrical repairs. We custom-quote that based on your specific building (it’s never one-size-fits-all, for example, your business in Garland is different than one out in Sunnyvale). But larger jobs do come up.
