How Much Does Home Rewiring Cost?
A full rewire on most homes we see costs $10,500 to $15,000. That covers new circuits, devices, grounding, and full startup testing. Smaller homes with easy attic and crawlspace access land near the bottom of the $8,000 to $20,000 range. Larger homes, or ones where we pull wire through finished walls with tight access, push toward the top.
A few things move that number up or down. Home size and the number of circuits you need are the biggest factors. After that, it comes down to access (how easy it is to get wire through your walls, attic, or crawlspace). The condition of what’s already in the walls matters, too. Older homes with layers of past electrical work sometimes take longer to open up and rewire correctly.
- Home size and number of circuits needed
- Wall, attic, and crawlspace access
- Condition of the existing wiring
- Whether a panel upgrade is part of the job
- Drywall repair after wire runs are opened up
- Code upgrades required to bring the home current
- Permits, where required for the scope of work
Our price covers the wire and materials, the labor to install it, devices, grounding, and startup testing when we’re done. It does not cover drywall finishing or paint after we open a wall. We also don’t cover fixture upgrades, code corrections outside the agreed scope, or permit fees unless we’ve stated them upfront. We put all of this in writing before any work starts, so there’s no guessing what’s included.
A service call runs $26 to $99. We credit that toward your project cost if you move forward with us. Financing is available on qualifying installations, on approved credit. This helps if a rewire needs to happen sooner than your budget planned for.
What Makes Your Price Higher or Lower?
Most home rewiring jobs land between $10,500 and $15,000. The full range we see runs $8,000 to $20,000. Where your home falls depends on real factors, not guesswork.
- Home size and number of circuits: More square footage and more circuits means more wire, more devices, and more labor hours.
- Wall, attic, and crawlspace access: A single-story home with attic access is faster to rewire than a two-story with tight crawlspaces or plaster walls.
- Condition of the existing wiring: Aluminum wiring or old cloth-insulated wire from a 1950s-1990s slab home often takes more time to trace and replace than a newer subdivision home.
- Panel upgrades: If your electrical panel needs to be upgraded alongside the rewire, that adds to the job.
- Drywall repair: Cutting into walls to run new wire means drywall patches. That repair work isn’t included in our rewiring price.
- Code upgrades and permits: Bringing older circuits up to current code can add scope. Permit costs aren’t included unless we’ve stated otherwise.
A lot of the price difference comes down to what’s behind your walls before we start. A ranch-style home in Sunnyvale or Mesquite built decades ago usually has different wiring conditions than a newer build out toward Forney or Rockwall. Attic-run wiring that’s baked through years of Texas summer heat behaves differently than wiring only a few years old. That affects how much of the house needs new circuits versus targeted work.
Two-story homes with finished ceilings below tend to cost more than single-story homes. We work around more finished surfaces to get wire where it needs to go. If your panel is original to the house and undersized for today’s electrical load, that’s a separate cost. We’ll flag it before any work starts, not fold it quietly into the rewiring number.
We walk through all of this room by room during the visit. It’s covered in more detail on our home rewiring service page, including what’s included in the installation itself.
What’s Included in Our Home Rewiring Quote – And What’s Not?
A whole-home rewire runs $10,500 to $15,000 for most houses. The full range lands between $8,000 and $20,000 depending on size and scope. That number covers the wire itself, the labor to run it, the devices we install, grounding, and the startup testing we do. It does not cover everything touching your walls. We’d rather tell you that up front than have you find out halfway through the job.

- Wire and materials for every circuit we’re replacing
- Professional installation by licensed electricians
- Outlets, switches, and other devices tied into the new wiring
- Grounding work throughout the system
- Startup and testing once the wiring is in and connected
What’s not included: drywall finishing or paint, fixture upgrades, code corrections that go beyond the scope of the rewire, and permit fees (unless we’ve stated them in your quote). Opening walls or attic and crawlspace access to run new wire almost always means some drywall gets cut. We patch what we open as part of the job. But making that patch invisible with texture and paint is a separate line item most homeowners handle with their own painter.
If your home needs a panel upgrade to support the new circuits, or the inspector calls for a code correction outside the original scope, that’s priced separately. It’s genuinely separate work. We walk through this with you before anything gets cut into, on our home rewiring service call. The number you approve is the number you pay.
A service call to look at your home and put together that quote runs $26 to $99. It’s credited toward your project cost if you move forward with us. If the number is bigger than you expected, we offer flexible financing on qualifying installations. The cost doesn’t have to hit all at once.

What Does a Typical Home Rewiring Job Look Like?
A full home rewiring job replaces outdated or unsafe wiring running through your walls, attic, and crawlspace. This means new circuits, new devices, and proper grounding. It’s not a patch job. Our licensed electricians pull new wire to every room that needs it, tie it into a code-compliant panel, and test the whole system before we call it done.
In a lot of the older, slab-on-grade homes we see around Sunnyvale, Mesquite, and the rest of the DFW Metroplex, the original wiring dates back decades. Aluminum wiring and knob-and-tube setups show up more than people expect in houses built before the 1980s. Both usually need to come out during a rewire rather than get patched around.
The visit starts the same way any of our electrical jobs do. A technician comes out, walks the home, and looks at attic access, wall cavities, and how the existing wiring is routed. That inspection determines how much of the home needs new circuits versus targeted runs. This is the biggest factor in where your job lands in the price range.
- New wire and materials pulled through walls, attic, and crawlspace
- Professional installation of outlets, switches, and fixtures tied into the new circuits
- Grounding work brought up to current code
- Startup and testing of every circuit before we leave
What’s not included matters just as much. Drywall finishing and paint aren’t part of a rewire. We cut access where we need it but don’t do cosmetic repair. Fixture upgrades, code corrections beyond the agreed scope, and permits (unless we’ve stated otherwise on your quote) are also handled separately. If your home needs a panel upgrade alongside the rewire, that’s priced and discussed as its own line item, not folded in quietly.
Access drives a lot of the labor time. A single-story home with an open attic goes faster than a two-story with finished ceilings and tight crawlspaces. Homes on the Kaufman County side of Sunnyvale sometimes carry different permit and inspection requirements than the Dallas County side. That gets sorted before work starts, not after.
You get a written, flat-rate quote before anything gets cut into. We walk you through what’s being replaced, what’s staying, and what the finished job includes. Once you approve it, our crew does the work, tests it, and walks the finished system with you so you can see it running before we leave. If you want more detail on how the size and scope of a job shift the total, our home rewiring service page breaks down the bigger installation options too.
Do We Offer Financing for Home Rewiring?
Yes. We offer financing on home rewiring. It falls under our qualifying installations and larger jobs. Approval runs through a lender and depends on your credit, so we can’t promise a specific rate or term until you apply. But the option is there. It’s one more way to handle a job that typically runs $10,500 to $15,000 without paying the full amount up front.
Here’s how it fits into the process. After a technician inspects your wiring and puts together your written, flat-rate quote, you’ll know the total price before anything gets touched. If that number works better spread out, we can walk you through financing at that point rather than after the fact. You’re never signing up for financing blind, and you’re never committing to the job before you’ve seen the price.
A couple of things worth knowing going in. Financing is built for bigger installs, not small electrical fixes. A single outlet repair or a swapped light fixture usually won’t need it. Approval isn’t automatic. It runs on your credit, same as any financed purchase. We can’t guarantee everyone qualifies or knows their exact payment before applying. We’d rather tell you that now than have it be a surprise later.
If you’re not sure whether your project qualifies as a full rewiring job or a smaller repair, that’s part of what the diagnostic visit sorts out. You can read more about what’s included on our home rewiring service page before deciding which route makes sense for your house.
One more piece worth mentioning: the $26 to $99 service-call fee gets credited toward your project cost if you move forward with us. The visit that determines your price and your financing eligibility isn’t money spent for nothing.
Frequently Asked Questions
Common questions about home rewiring
How firm is the quote – can the price change once you open the walls?
The number you sign is the number you pay unless we find something the walk-through couldn’t see, like a buried junction box or a wall with no accessible path for new cable. Anything that changes the scope gets priced and approved in writing before we do it. That’s why the diagnostic visit matters: a technician spends real time in the attic, at the panel and in the wall cavities before quoting, and the $26 to $99 service call fee is credited toward the project when you move forward.
Can I rewire half the house now and finish the rest later?
Yes, and plenty of people do when the budget is tight. The $8,000 to $20,000 range covers a whole-home rewire, so a partial job costs less overall but more per circuit – we set up, pull permits and open walls twice instead of once. If you’re splitting it, take the areas with the oldest wiring and the heaviest load first: kitchen, laundry, and any circuit feeding a window unit or space heater. Financing is available if you’d rather do the whole house in one pass.
Does the price change depending on which city I’m in?
No. A rewire in Rowlett, Forney or Mesquite is priced off the same things as one in Sunnyvale: square footage, circuit count, attic and crawlspace access, and how many walls have to be opened. What changes with the address is permitting. Sunnyvale files through the Town of Sunnyvale, Forney through Kaufman County, and unincorporated addresses through Dallas County, and each one schedules inspections on its own calendar. Anything touching the meter or the service drop is coordinated with Oncor, and that appointment often sets your start date.
When should I apply for financing – before or after the quote?
After. Applying makes sense once you have a written quote, because the amount depends on scope: most whole-home rewires land between $10,500 and $15,000, and a partial job or a larger home moves that number. Have the quote, your ID and your income details ready. Apply before we order material and lock the schedule, so nothing stalls halfway through the job. We don’t publish rates or terms here because they depend on the offer you qualify for – ask at the visit and we’ll show you what’s available.
Do we have to move out of the house while you rewire it?
Most families stay. We work in sections, and power comes back on in the finished areas at the end of each day, so you keep the fridge, the AC and a few outlets running. The exception is the day we swap the panel or the service: the house is without power while Oncor disconnects and reconnects, and that window gets scheduled ahead of time. If anyone at home depends on medical equipment, say so at the quote visit or call 972-288-2263 before panel day so we build the outage around it.
