Design-build is how we deliver a project when a building needs a mechanical system planned and built as one piece. We don’t patch parts. If your rooftop unit needs a new capacitor or your furnace won’t fire, that’s a repair call. It’s not a design-build project. If your building sits outside that radius, we’ll tell you up front. We won’t send a crew that can’t be there for commissioning, warranty work, or a callback six months later. A design-build project only pays off when the same team that engineered it is close enough to stand behind it.

Code and permits aren’t optional on our jobs. Every mechanical design-build project we take on gets built to code. Permits and inspections are pulled when the scope requires them. If the goal is to skip a permit, avoid an inspection, or shortcut something the code doesn’t allow, we’ll pass on the project. That goes for boiler systems, chiller installs, or ductwork fabrication.

We also don’t take on labor-only installs of equipment someone else already bought and shipped to the site. Our workmanship warranty covers what we install. That only works when we’ve selected, sourced, and verified the equipment ourselves. If you’ve already got a boiler or a rooftop unit sitting in a warehouse and just need hands to set it, that’s a different kind of job than design-build. It’s not one we can back the same way.

Who We’re Not the Best Fit For

Mechanical design-build work is a bigger commitment than a single repair visit. Being upfront about fit saves everyone time and frustration. Design-build projects usually need an initial assessment, a design phase, installation, startup, testing, and commissioning. This often happens across multiple visits over days or weeks. This structure means some requests just don’t align with how we operate. Here’s where we typically aren’t the right match.

We serve Sunnyvale and the greater Dallas-Fort Worth Metroplex. That’s usually within a 60-mile radius. This covers Dallas, Fort Worth, Plano, Frisco, Allen, Irving, Carrollton, and the surrounding communities. Homeowners and businesses outside that zone are generally better served by a design-build contractor closer to them. Distance matters far more on these projects than it does on a one-time repair call. Return trips for startup, testing, and final commissioning are built into the process. Traveling well beyond our service area for each of those visits isn’t practical for us or cost-effective for you.

We also aren’t a fit for anyone hoping to skip permits, inspections, or code requirements. You might want to save time or money. Every project we take on is completed to code by licensed technicians. Appropriate permits are pulled, and inspections happen when required by the city or county. This isn’t a formality we treat lightly. It protects the building owner, future occupants, and the integrity of the system itself. If the goal of a project is to work around that process, we’ll respectfully decline. We won’t compromise our licensing or your safety.

Finally, we don’t usually take on labor-only installations of mechanical equipment. This means equipment you’ve already purchased through another supplier or retailer. Our workmanship guarantee is built around equipment we source, specify, and verify ourselves. It’s precisely matched to the load calculations and design of the system. Installing unfamiliar, customer-supplied equipment brings in variables we can’t fully warranty. This ranges from mismatched specifications to voided manufacturer coverage. For design-build projects, we prefer to control the full chain. That’s from equipment selection through commissioning. It makes sure the finished system performs and is backed the way it should be.

We won’t take on work we can’t reliably staff for service calls, warranty visits, or the inevitable adjustment period after commissioning. A design-build relationship only pays off if we can show up when something needs attention six months or three years later.

Scope matters just as much as location. Design-build makes sense when a project involves coordinated engineering, sequencing, and installation across multiple systems or a full retrofit. It’s overkill for a single failed component. If your rooftop unit tripped its compressor, a VAV box is stuck, or you need a straightforward like-for-like replacement, standard HVAC repair or replacement work will get you back online faster. It will cost less than routing it through a full design-build process built for bigger scopes.

There’s also a structural question worth raising. You should ask it before assuming design-build is the right model at all. If you already have completed engineering drawings from a third-party firm, or you want to purchase equipment independently and manage that procurement yourself, that changes the shape of the project a lot. Design-build works because we control the engineering and the installation as one accountable package. Splitting that apart isn’t necessarily wrong, but it’s a different arrangement. It’s worth naming that directly before either of us assumes design-build is the default.
